Rooflights for flat roof extensions, made to size.
We supply and fit fixed flat rooflights made to the size of your opening, usually together with the sliding doors. Guide price, fitted, from about £3,000 + VAT for a fixed rooflight of about 2.5 × 1.1 m.

Why a rooflight changes a deep extension
In a deep rear or side return extension the back of the room is often the darkest part of the house. A rooflight over the kitchen or the side return brings daylight straight down where the windows cannot reach.
Planning the rooflight with the doors
We draw the rooflight and the sliding doors together, so the upstand, the steel and the door head line up and both arrive for the same week. Large rooflights and lots of glass can take an extension over the 25% glazing allowance in Building Regulations; our 25% glass check shows where you stand.
How it works
Send the opening: sizes, a few photos or the architect's drawings, by email or through the form. We draw it to the opening and send a fixed price, usually within 48 hours. We then measure on site and you sign the workshop drawings before anything is made. After manufacture we deliver and fit, and leave the site clean.

Questions we are asked
How much does a flat roof rooflight cost in London?
Our guide price is from about £3,000 + VAT (£3,600 including VAT) fitted for a fixed rooflight of about 2.5 × 1.1 m. Bigger or opening rooflights are priced on the drawing.
Who builds the upstand?
Your builder builds the upstand to our drawing. We lift and fit the rooflight, usually in half a day.
Can you supply the rooflight with sliding doors?
Yes, that is the most common job: one survey, one drawing and one fitting team for the doors and the rooflight.
Does a large rooflight affect Building Regulations?
In England, new glazing in an extension is normally limited to 25% of the new floor area plus the openings removed. Over that, Building Control usually asks for an energy calculation. Our 25% glass check gives a quick answer.
